Identification of Problem:
Corgiat Building Corporation had an option to purchase a
160-acre piece of land in the Village of Barneveld for a
housing development. However, the size of the
development in relation to the size of the community and
the high upfront improvement costs required by the
rugged terrain combined to make this a financially risky
development. To be successful, the development
would require a shorter absorption period and would have
to draw higher lot prices than other Barneveld
developments.
Our Analysis
Vierbicher Associates prepared a market analysis which
identified untapped markets and future growth trends
that could benefit the right type of development.
Unprecedented employment growth is expected over the
next ten years in Western Dane County. Additionally, a
survey of local realtors and an analysis of demographic
data identified a significant number of households who
are able and willing to support a high-end housing
development in Barneveld.
Final Resolution
The developer decided to purchase the land and begin the
development. As a result of our analysis the
initial concept plan has been modified to increase the
size of lots and target the currently unmet housing
segments.
