The Community of Bishop's Bay

The Community of Bishops Bay is an approximately 750-acre planned neighborhood in the City of Middleton and Town of Westport, northwest of the City of Madison.  It is anticipated that Bishops Bay will contain 2,950 housing units with a population of over 6,000 residents when fully built out over the next 20 years.  Vierbicher partnered with SWA Group of Laguna Beach, California to create the concept plan for Bishops Bay, which is owned by T. Wall Properties of Madison.  The cooperative boundary agreement between the City of Middleton and Town of Westport allowed the project team and developer to create a unique development proposal that meshes a town center and urban residential on the western two-thirds of the site with more rural cluster development amidst farm and prairie land in eastern third of the development in the Town. 

Since completion of the concept plan, Vierbicher has brought a comprehensive approach to planning and designing the neighborhood to the table, integrating planning, landscape architecture, and engineering disciplines to create a vibrant neighborhood plan.  The planning portion of the project has focuses on creation of a “Master Development Plan” that integrates infrastructure, parkland, and zoning.  The Planned Unit Development zoning created expressly for the project utilized easy-to-interpret charts and diagrams, combined with succinct definitions, illustrative maps, and a concise administration section to create the basis for implementing and managing the development over the next 20-plus years.
