This 80-acre development is located south of Highway W in Baraboo, Wisconsin. Gateway Business Park is designed to be a mixed-use commercial and light manufacturing development. This park is the home of the new Teel Plastics facility, a 130,000 square foot “showcase”. During the concept planning phase of this project. Vierbicher conducted a market analysis of the area and recommended purchase of an adjoining 40-acre parcel to fully realize the development potential of this project. A concept alternative was prepared by Vierbicher to maximize the visibility of the development on the new Baraboo bypass and the future USH 12 Interchange. Vierbicher also assisted the developer with identifying and securing funding options, including: TIF assistance, TEA grant funding through the Wisconsin Department of Transportation, and CDBG grant funding. Vierbicher provided concept planning, market analysis, site surveying, site design, public infrastructure design, and construction phase services for this project. Vierbicher also assisted the developer by attending meetings to secure approvals with the City of Baraboo as well as in helping to select a builder for the facility.
