Habitat for Humanity of Dane County (Habitat) has a mission of bringing affordable single-family housing options to Dane County families and ultimately a world where everyone has a decent place to live. With the shortfall of available lots, Habitat took it upon themselves to develop a 62-acre site in Sun Prairie, WI – Town Hall Crossing. This is the largest Habitat development in the State consisting of 118 lots that blend seamlessly with open space and the existing natural features of the site. Habitat intends to construct homes on approximately 40% of the lots with the remaining lots sold to area builders. Town Hall Crossing contains a generous amount of parkland that encompasses the development’s stormwater management features, wetlands and open space. These areas are connected with a pedestrian path that will connect to the city’s path network.
Development of the property is governed by a General Development Plan (GDP) that was created to allow flexibility with zoning requirements. The GDP establishes design standards and guidelines for the improvements and building architecture. Stormwater management has been designed to improve and preserve water quality, maintain natural flows, and protect and enhance the existing wetlands and wildlife habitat in the area. Along with the plat development, Habitat extended the East Side Sanitary Sewer Interceptor to serve the property. The interceptor sewer was designed to be extended to serve future lands east of the Habitat site and eliminate one of the city’s existing lift stations.
Vierbicher developed the Concept Plan, General Development Plan, Precise Implementation Plan and Platting for Town Hall Crossing. The Precise Implementation plan included completing preliminary and final engineering, and completion of bidding documents and plans for construction of the improvements. Phase 1 infrastructure is complete. The remaining phases are anticipated to be developed in the next several years.
